My wife and I are first time home buyers, looking to buy in Sacramento. Since we’re new to the city, and are first time home buyers, we were anxious about the experience.

When we met Dan, we found him to be a patient, understanding, and resourceful realtor. Dan listened carefully to our needs, and as we viewed the homes he had setup viewings for, he actively sought to enhance his understanding. Dan took the time to educate us about signs to watch for, and showed us homes that opened us up to newer possibilities: such as neighborhoods we didn’t realize matched our needs, or older but well kept homes that met our budget.

Dan lined up relevant homes for us, and we fell in love with several of the homes we viewed. To pick one was a challenge indeed!

Ok!!!!!!!! I don't even know where to start because there is so much to say about Dan Herbert. But first let me start off by saying, that if you want to know what a real professional realtor looks and acts like, look for Dan Herbert!!!!! I am very serious! I was moving from Malibu and relocating to Sacramento Ca. I was on a few realtor websites and saw a home that I liked, and from there the game was on. Dan reached out to me and I let him know what my taste in homes were, and he sent me options based on what I liked. He wasn't pushy, and most of all, he listened. We finally found the perfect home. From that point on, Dan went above and beyond the call of duty. I asked him if he could send me photos of the backyard, and on his day off he went to the home and sent me pictures. Dan was simultaneously the most professional and most down to earth dude we could have imagined working with. We called him completely out of nowhere to meet us to talk about putting an offer down. We’ve been sitting comfortably in our new home, stress and worry free for exactly a month now. A great big thank you is way overdue to the man that made it happen!

After moving to Sacramento from the east coast in 2015, my husband Brian and I decided we would like to settle down in the area. In late 2017, we began looking into options for purchasing a home, but due to our financial circumstances and our awesome rental situation, we chose to wait another year to start looking at buying a house.

Then, in January 2018, life made other plans! Hours before we were to board a flight to visit family in Michigan, Brian and I received a call from our landlord that we needed to be out of our place in 60 days, as she was planning to sell the place. We were pretty panicked to say the least. Although we are first time home buyers, we are both in our late 30s and my husband in particular is no stranger to financial services and home lending. All the same, we both felt completely out of our element looking under the hood and approaching this crazy housing market.

From Michigan, we began scoping out the scene on Zillow, where we inquired about a listing we wanted to see in person. It was roughly 8 AM there (5 AM PST), and we got a response from Dan Herbert from Best Sac Homes Team almost immediately. He made time to speak with us that day, and set up a time to go look that listing and handful of others the day we returned to California.

Throughout our entire home-buying process, Dan was super responsive regardless of the hour. He made us feel like we were priority number one the entire time. Dan really listened, and gently coached us to prioritize what we wanted. He never tired of our questions, and explained the market to us in terms that made it easy to put our best foot forward when making offers. The way he stated his observations of us helped me realize how I really felt about a home, good or bad. This enabled us make decisions that we felt solid about.

As we began our search, I allowed myself to assume that all realtors must have Dan’s kind demeanor, follow-through, attention to detail, and incredible response time. As we began to make offers on homes, I realized that this was not the case and that our realtor was pretty friggin’ fabulous! Dan coached us to look at all the angles, digging everything he could on the listings we went gaga for, and patiently taught us how to ‘look under the hood’ at our potential investment. Regardless of the difficulties posed by the seller’s realtors, Dan never lost his cool, and always maintained integrity. I really respect that. He politely nudged other realtors when the line of communication went silent, and was super honest with us when his “spidey-senses” were tingling about potential land mines in our path to home-ownership.

The house hunting experience that HGTV portrays is nothing like the current market in Sacramento. In several cases we toured homes that had gone on the market that day and by that evening they already had multiple offers. In other words… there was NO opportunity to choose between the Fixer-Upper, the one at the top of the price range, or the quaint middle option. Choices had to be made quickly and decisively. In the 60 days we had to find and close on a house, we made a total of 5 offers. We lost two, won two, and the last one gave us a counter offer.

Our most heartbreaking experience was the house that we won, paid to have inspected, and lost two weeks from our close date. We planned to use the FHA loan program and although the comps in the neighborhood showed our offer as reasonable, the appraiser came in with a number that was 30k under list! Dan Herbert works closely with a loan officer named Dan Walker, and together they helped us look at every option available before we decided to let go of this home. Long story short, it was more worth our while to move on and bid on a different home.

With our move-out date rapidly approaching, Dan H. took an entire Sunday to show us homes, and we FINALLY found the place that we would call home. I am happy to say that even though we didn’t have much time to sleep on the decision, we completely feel like we wound up with the best home of all. There is no way we could have made this happen without Dan.

Because our timeline was so tight, we wound up closing and moving on the same day. Dan worked with the seller to have our new refrigerator delivered two days prior to closing so we didn’t have to be without it for a week. Details like this matter, and separate someone who is simply trying to earn a paycheck from someone who will really put themselves out there for you. In this crazy jungle of a market, you need someone that cares about people as much as Dan Herbert does to help you find your dream home. :)
